In Fairfax County, Loudoun County, Prince William County, Arlington County, Alexandria, and Fairfax City a building, electrical, and plumbing permit is required to remodel a bathroom.
After your bathroom contractor has passed zoning, plan review, site, and the local county health department (if your home is on septic) a permit can be issued. After the building permit has been issued the work can begin. Your contractor will begin by demoing your old bathroom by removing all old fixtures, tile, flooring, drywall or plaster. These items will then be hauled away to the dump after they have been removed from your old bathroom.
The next step in the makeover process will be for a carpenter to complete any wall removal or framing changes. Then your contractors electrical and plumbing teams will be called into to ruff in all the new copper and PVC piping and electrical changes for your new bathroom per your approved plans. There are two main types of shower pans used in Northern Virginia bathroom remolding projects today. The first type of shower pan is a fiberglass, high gloss acrylic or a Corian custom shower base. Most custom bathroom projects use a mud pan so it can be covered in tile or marble. The first step in building a mud pan is to frame the square, rectangle or neo-angle shower with pressure treated lumber. After the framing processes is complete we lay a little fine sand the bottom of the shower pan. The second step in installing your mud pan shower is to set the vinyl liner. Installing the liner will require a minimum of 10” inches up from the tile backer board and around the framing base. A mixture of Portland cement and fine mortar sand is then mixed to form the shower pan. It is important that the grade of the masonry mixture flows to the newly installed drain system. Your mud based shower pans must be water tested before any tile or marble is installed.
The basic electrical ruff in will include any, recessed light fixtures new code required GFI out lets, Heat, Light Fan units, and heated floor elements. After all bathroom framing, bathroom plumbing ruff in, and electrical ruff in is complete it’ time for your first bathroom inspection. This inspection of your bathroom can be called in to the county building inspectors office, or requested online through systems like Fairfax County FIDO system With Fairfax Online inspection request system you can view inspection status, or schedule, modify or cancel an inspection. Loudoun County has a system called WAIRS were you or your contractor can request a building, plumbing, electrical, or HVAC inspection for your bathroom remolding project.
After your contractor has passed the ruff in inspection process your bathroom can start being put back together. After the ruff in inspection is complete, all exposed bathroom walls, floors, and ceilings need to be insulated. After your bathroom is insulated a Northern Virginia County inspection is required to make sure all walls ceilings and floors are properly insulated and fire blocked. When your bathroom insulation inspection is complete your contractor is free to close in the bath. The most important stage of installing a long lasting bathroom is installing a good sub floor system. Northern Virginia Contractor recommends installing Dura Rock over your existing subfloor system. DuraRock should be glued, taped, and screwed to your existing bathroom subfloor. If a bath tub or Jacuzzi tub , whirlpool, or set in bath tub is to be installed DuraRock or Hardibacker will then installed. The method of DuraRock installation on all shower and tub walls of your bathroom is a similar method to your floor. After the DuraRock is install all areas of the bathroom are covered with ½ green drywall.
Green board has a green paper coating on the drywall treated to resist moisture that is common in most bathrooms. All green board drywall is then taped, blocked, skimmed, and sanded. The first part of the tile or marble installation is to cover your mud pan if you have a shower in your bathroom project. Your contractor should use a small mosaic, ceramic, or stone finish for most mud shower pans.
The next step in your bathroom tile installation process is to install tile on your bathroom shower or tub walls. Often times NorthernVirginiaContractor.com custom build soap or shampoo boxes within the wall of your shower. After the shower and tub areas are tile the floor will then be installed. Your contractor should not cut corners on the type of thin set mastic used to install your new bathroom floor. Thin set mastic is a type of tile adhesive that is based on Portland cement. Your bathroom floor can be installed at 90 deg angle or on a 45 deg angle depending on your personal taste.
When all flooring and wall tile has been installed and set in your bathroom the grouting process will begin. When grouting tile in a bathroom joints less than ¼” of an inch should be grouted with non sanded grout, any joint larger than 1/4” requires the use of sanded grout. After your marble, granite, cultured marble, or solid surface vanity tops are installed it’s time to call your plumbing contractor back to the project. Your bathroom plumber will install the waste and over flow on your bath tub first, along with the final fittings for your tub, shower diverter, hand shower, and body spray systems. Then the plumber will install all faucets for your pedestal sink or vanity cabinet.
The final step is to hook up the toilet and or bidet for your bathroom. When choosing a toilet don’t go cheap always up grade to a quality Kohler Rialto one-piece toilet or equal brand. After all plumbing fixtures are installed our painting crews will go to work on your bathroom by priming and caulking all new drywall. Most of our bathroom projects are painted with a Simi gloss paint, chose a good brand such as Benjamin Moore, or Sherwin-Williams. After your bathroom has been painted your contractor will arrange for all bathroom accessories such as towel bars, toilet paper hangers, and robe hooks to be installed.
One of the final steps in your bathroom remolding project is to have a glass contractor install frameless shower or tub doors installed along with any custom bathroom mirror systems. The final step is to have an electrical contractor install all GFI plugs, out let covers, fan covers, and code compliant recessed light hardware.
