LADDER REQUIREMENTS:

When a window well is greater than 44 inches deep, a permanently attached ladder or steps must be installed. Ladders must be a minimum of 12 inches wide and rungs must be spaced a maximum of 18 inches on center. Ladders must be a minimum of 3 inches away from the wall of the egress window well wall. If the ladder projects more than 6 inches into the 9 sq foot area, the size of the window well must be increased. GENERAL NOTES

1. The minimum concrete strength of the egress window well footer at 28 days needs to be 3,500 PSI and needs tol comply with ACI 318.

2. Reinforcing steel rebar shall comply with ASTM A615 and shall have a yield strength of 60,000 PSI or more.

3. Concrete masonry blocks (CMU) shall comply with ASTM C90.

4. All joint reinforcement and ties need to be l be resistant to corrosion that can hapen in Northern Virginia.

5. All head and bed joints shall be 3/8-inch thick. Bed joints of the starting course over the concrete foundation may be layed at around 1/2 inch. Mortar shall conform to ASTM C270. Northern Virginia Contractors recomends type 2 portland with sand for all motar joints.

WALL CONSTRUCTION

The construction of a concrete masonry retaining wall shall conform to the dimensions and reinforcing rebar steel requirements shown in Figure 5. and TABLE 1.
